For the property owner we can assure you of the following minimal standards:

  • That the property is occupied with quality and caring tenants
  • That our inspections are comprehensive and give a good indication of the property
  • If there are any issues with the above we communicate these to you straight away

Our results:

  • We have an occupancy rate of over 99.5%
  • Rent arrears are one of the lowest in the country
  • 100% success at any tenancy tribunal mediation (2007 financial year)          

 

Our fee:

All inclusive a fee of 9% + GST. There is no additional charge for property inspections and appraisals. Included in your fee are the following services:

  • Reference check of prospective tenants
  • Tenant Interview with a staff member
  • Credit check thru Bay Corp before placing tenants
  • Pay and work confirmation of prospective tenant
  • Any advertising for the property
  • Initial property condition report
  • All tenancy paper work- including bond lodgement with Department of Housing
  • All administration requirements
  • First one month inspection- to make sure the tenants have settled in-
  • Monthly statements either emailed or mailed out showing the twice monthly rent payments to owner.
  • All rent payments are held in a trust account, which is independently audited by chartered accountants throughout the year. The rent credited to owner twice a month
  • 12 month rent summary sent to owner after the 31st March of each year
  • Quarter inspections with full written report – not an A4 sheet with ticked boxes
  • Maintenance options- customised to suit owner
  • We take responsibility for the tenants we place in your property, if we are required to end the tenancy arrangement due to the tenants failure to comply with our standards, we will cover all tribunal costs of filing and mediation time to end tenancy.
